CREDAI Urges Tamil Nadu Government to Withdraw 1-km Development Restriction Around Pallikaranai Marsh

The Confederation of Real Estate Developers` Associations of India (CREDAI) Chennai has urged the Tamil Nadu government to withdraw the 1-km development restriction around the Pallikaranai Marsh, stating that the rule is affecting more than 1.20 lakh patta landowners and delaying construction projects.

Speaking at a press conference in Chennai, CREDAI said it supports the conservation of the ecologically important Pallikaranai Marsh but opposed the blanket restriction, calling it unscientific and economically harmful.

According to the association, the restriction covers around 8,397 acres across 12 localities in South Chennai, including parts of the Sholinganallur corridor, impacting housing projects, building approvals, property transactions, and bank loans.

CREDAI claimed that projects worth nearly ₹51,735 crore have been affected and warned that the slowdown could lead to significant revenue losses for the government and impact employment in the construction sector.

The association also pointed out that several public infrastructure projects, including 15 Chennai Metro Rail Phase II stations, MRTS stations, schools, hospitals, and other government facilities, fall within the restricted zone.

CREDAI has requested the state government to remove the blanket restriction until scientific studies, wetland boundary surveys, and the Integrated Management Plan are completed. It also urged authorities to resume processing pending building approvals, No Objection Certificates (NOCs), and housing loan applications.
