In future, don’t be surprised if you come across any board showing the names of engineer/architect, planning permission, building permit number and date of expiry of the permit etc at the construction sites in Chennai.

Information that has come out is developer constructing building in the Greater Chennai limits would have to erect a board providing the information of those mentioned above. It is important to mention that Mr. G. Prakash, corporation commissioner of GCC, had stressed the need to incorporate a condition in the planning permission being issued to the applicants to put up a display board at the construction site.

Recently, the housing department constituted a special task force for monitoring unauthorized constructions and encroachments in the metropolitan planning area and a meeting took place is known. The move by the civic body has been appreciated and welcomed by none other than Mr. S. Sridharan, who is the chairman of Confederation of Real estate Developers Association of India, TN.

It was mentioned by Mr. S. Sridharan that this move would bring the much needed transparency in the real estate sector and would prevent unauthorised constructions.

For regularizing buildings built prior to 2007, 600 applications have been submitted. It is said that as per a rough estimate there could be more than 3 lakh buildings in the CMA or Chennai Metropolitan Area that were constructed in deviation of the approved plan. It is worthy to note that Mr. G. Prakash, corporation commissioner, had given instructions to the Chennai Corporation officials that the demolition application and planning permission application for demolition and reconstruction should have NoC from Tangedco and metro water department.

At the preliminary stage itself, the unauthorized constructions must be identified by the divisional junior engineer or by assistant engineer. Action must be taken by issuing notices under the TN Town and Country Planning Act 1971.

Action would be taken against 2086 multi-storied buildings by the STF or Special Task Force. It must be noted that this STF was set up to address issues pertaining to encroachments, unauthorized constructions etc. These 2086 multi-storied buildings regularization applications were rejected as they didn’t comply with the fire safety standards is known.
