Revamping of George Town in north Chennai

The news that George Town belonging to north Chennai would be revamped has been the subject of discussion for many now.

This George Town is amongst the oldest quarters and is densely populated is known. It is now brought out that CMDA or Chennai Metropolitan Development Authority would launch a year-long survey to redevelop this place in north Chennai.

Various factors that would be taken note in the survey of CMDA in George Town are illegal constructions, total floor space area, population density, condition of the buildings, fire safety violations etc. The volume of sewage discharged by the households and the amount of water supplied by the metro water would be calculated.

The main objective of the survey was to redevelop the place without displacing the local population. This was as per an official belonging to housing and urban development department. He explained how the sewerage systems, drinking water supply and power connections were stressed and how a road map would be useful in redeveloping this place. For the sake of explaining the plan and facilitate enumeration, there would be meetings with the resident welfare associations.

Information collected is 3 wards of residential, mixed residential and commercial would be surveyed. Under the AMRUT scheme of the union ministry of housing and urban affairs, the centre has sanctioned an amount of Rs 40 lakhs for the purpose of the study. Important point is in the year 2014, a survey was conducted by the corporation of Chennai and it was found that out of 11,300 buildings on the roads that are less than 9m wide just 72 were constructed as per the planning permission.

More than 99% of buildings in George Town were constructed either without an approved plan or by the violation of rules. This was confirmed by a report that was submitted to HC of Madras. It was pointed out by an official that the survey would concentrate on allowing reconstruction of the unauthorised buildings such that they adhere to TN Combined Development and Building Rules.

He added that the fire safety measures in the commercial buildings would be assessed. It must be noted that a specific provision would be designed for the purpose wherein an exclusive code that suits the character of the area would be created.

Suggestions would be given to metro water, Tangedco and corporation by means of the report and it would be relaying sewer lines, augmenting metro water supply networks and setting up of power stations.
