The Greater Chennai Corporation (GCC) has announced that the revised property tax assessment for certain properties within Chennai city limits will be put on hold with immediate effect. The decision follows repeated requests from residents and property owners seeking a review of the recent tax increase.

According to a statement issued by Greater Chennai Corporation Commissioner G.S. Sameeran, the civic body had initiated the revision of property tax assessments for certain properties that were found to have been under-assessed.

As part of the exercise, GCC officials conducted field inspections across various zones to identify discrepancies in property details, including building area and usage. Several residential and commercial properties were found to have been paying property tax based on lower assessments than their actual size or usage.

Following the inspections, the Corporation issued revised property tax notices, resulting in higher tax demands for the affected properties.

However, the sudden Chennai property tax hike led to concerns among residents, property owners and building occupants. Many people reportedly requested the Corporation to reconsider the revised tax, citing a lack of adequate prior notice and the additional financial burden caused by the increase.

After reviewing the representations received from the public, the Greater Chennai Corporation has decided to suspend the revised property tax assessment.

Under the latest decision, the increased property tax amount will be brought back to the level that was applicable before the revision. This means eligible property owners will once again be assessed based on the earlier tax amount.

Excess Property Tax Payment to Be Adjusted

Property owners who have already paid the increased Chennai property tax will not lose the additional amount they have paid. According to the Corporation, the excess amount will be adjusted against property tax payments for subsequent half-year periods.

The property tax revision was initially carried out to improve municipal revenue collection and address discrepancies in existing property tax assessments. During field inspections, officials identified properties where the actual built-up area or usage had not been correctly reflected in the existing assessment.

The latest decision by the Greater Chennai Corporation is expected to provide relief to property owners who received revised property tax notices. The move also addresses concerns raised by residents over the sudden increase in their tax liability.
