Chennai’s architecture and construction consultancy sector is undergoing significant changes, driven by faster online planning approvals, increased enforcement against unauthorised construction and the growing scale of commercial developments.

CMDA Approvals Move Online

The Chennai Metropolitan Development Authority (CMDA) has published its 2026 online planning-permission approval details, giving architects, developers and consultants a central source to track project approvals and application status.

Professionals should regularly verify approval details and ensure that projects comply with the Tamil Nadu Combined Development and Building Rules. Recent reports also indicate that CMDA has approved around 17 high-rise proposals within a month after receiving greater authority to clear such projects. However, high-rise developments may still require additional clearances related to environment, fire safety, aviation, traffic and infrastructure, depending on the nature and location of the project.

Greater Focus on Unauthorised Construction

The Greater Chennai Corporation (GCC) has strengthened monitoring through regional- and zonal-level committees to identify construction that deviates from sanctioned plans, unauthorised additions and alterations, and buildings being used for purposes not covered by their approvals.

Notices are being issued to property owners in cases of suspected violations, with opportunities to provide explanations or pursue regularisation where legally permitted. Major Commercial Development in Porur

The scale of commercial development in Chennai is also creating opportunities for architects and construction consultants. RMZ has appointed Tata Projects for the main civil works of RMZ Infinity on Mount Poonamallee Road, Porur, under a contract valued at approximately ₹670.24 crore.

The 16.4-acre development will feature four commercial towers with around 2.94 million sq. ft. of leasable space. The project includes civil, structural and architectural works, masonry, waterproofing, basement works, common-area finishes, fire-rated doors and external finishes.

The development is targeting LEED Gold and WELL Gold certifications, highlighting the growing importance of sustainable and wellness-focused commercial spaces.
