This new condition is creating issues for the land, apartment registrations along ECR
Who said land and apartment registrations along ECR between Mamallapuram and Puducherry is simple and easy work?
The news that has emerged out is registrations of land and apartment complexes along ECR between Mamallapuram and Puduchery is struck now. The reason for that is the sellers have been asked to get a no objection certificate from the NHAI or National Highways Authority of India.This is a new condition now and it is creating issues.
It must be taken into account that the sub-registrars have been refusing to register properties unless the seller produces no objection certificate from NHAI. It is important to note that there is no written order from the inspector general of registrations in this regard till now. Point is the issue has been linked to the widening of national highways in TN.
The NHAI has earmarked ECR for road expansion and issued notifications in this regard. It is revealed that the land acquisition wing of the state government has not yet completed the process of revenue sub-division and provision for separate survey numbers for the land being acquired for the road expansion.
The point to be noted is based on the acquisition notifications of NHAI the sub-registers offices are not registering survey numbers whose land area starts from the road. It must be noted that a flat owner of Poonjeri who wanted to sell his apartment faced many issues. He was informed by the buyer about getting no objection certificate from NHAI.
The owner was asked to contact the office of DRO, land acquisition. He revealed how there were 200 apartments in his building and how not an inch of the building gets affected by NHAI expansion. He finally spoke about how a portion of land in front of his building was acquired as per the markings done by NHAI but still he was forced to get NOC from NHAI.It was later pointed out by a revenue department official that subdivision process was almost completed and it was yet to be approved by special DRO in charge of land acquisition.
