Disparity in property taxes in the city

A report has said that those living in the city of Chennai pay lesser property tax than their counterparts in the suburbs. This has been attributed to the Corporation`s failure to increase property tax since 1998. 

In 2008, most of the outlying areas of the city had this rates hiked. This was before the municipalities of the areas merged with the Chennai Corporation in 2011. 

According to the report, an apartment in Thiruvottiyur pays tax of Rs. 8.28 per sq. ft., whereas a house in Boat Club pays only Rs. 4 per sq. ft and one in Anna Nagar East pays Rs. 2.5 per sq. ft. In an area like Sholinganallur, the tax is 80 paisa per sq. ft. The above rates are for residential taxes. For commercial purposes, owners pay Rs. 4 per sq. ft. in Manali and Rs 22.5 per sq. ft. in Madhavaram. 

According to officials from the municipalities, Most people in the region (Thiruvottiyur) were daily wage earners. It`s unfair to collect more tax from us than what people pay in posh areas. Work on drinking water and sewerage projects (are) incomplete in the region, which caused hard ship to residents. Several interior roads are not re-la id even four years after the expansion of the corporation.

However, Corporation officials said, (We are) unlikely to rationalise and revise property tax rates, which were fixed based on the annual rental values of properties as the elections were round the corner. We have spent a lot on improvement of infrastructure in the expanded areas.
