Aadhar likely to get mandated for property registrations

Aadhar card is to be mandatory for property registrations in Tamil Nadu, as the state government makes it compulsory to provide the 12-digit unique id number for the same. This initiative follows a case of fraudulence where a bogus Power of Attorney for Rs 4 crore worth plot at Madhavaram was created.

According to the registration department officials, a proposal is being sent to the government to mandate Aadhar card for all sorts of land registrations. Upon implementing this rule, people will have to compulsorily provide their Aadhar number as identification proof. One of the officials stated that the biometric devices shall be linked with the central server of Unique Identification Authority of India. This is to authenticate the true property owner.

The proposal has migrated to advanced stage. The Tamil Nadu Registration Rules should now get amended for authenticating via Aadhar card details for each and every land registration. According to registration department sources, with this new initiative, there will be drastic cut down on the fraudulent cases in land registration.

As per state government sources, in Tamil Nadu, the Aadhar card coverage is 95 percent. Out of the total population of 7.65 lakh, nearly 7.27 lakh of them hold Aadhar cards. For those who do not have Aadhar card, UIDAI procedures shall be practiced to make the registration possible.

In the Madhavaram fraudulence that happened recently at the sub-registrar office, in the name of the real owner, a fake document was created for the 4,200 square feet plot pretending that the owner has given PoA to the other individual who is the fraudster. The truth came to limelight when the property sought after encumbrance certificate for property sale which was Rs 4 crore worth. At present, this case is under the central crime branch of policy and investigations are going on with an FIR being filed. In this case, 4 individuals including the sub-registrar of Madhavaram, George are accused.
