Tamil Nadu Property Registration New Rules 2025 | Mandatory Original Documents & Digital Services Explained

The Tamil Nadu Government has rolled out major reforms in the property registration system after receiving approval from the President of India. Under the new amendment, submitting original property documents is now mandatory at the time of registration. For ancestral properties without original deeds, applicants must provide a valid Revenue Department patta. In cases where documents are lost or the property is mortgaged, police complaints, newspaper advertisements, or no-objection certificates are required.

The Registration Department has introduced several digital and paperless services, including online document submission, remote registration for new flats and approved plots, automated deed generation, QR code-based payments, same-day return of registered documents, and instant online access to certified copies. Services such as encumbrance certificate search, guideline value check, marriage record search, and document status tracking are now available through the TNREGINET mobile app and WhatsApp notifications.

These initiatives aim to enhance transparency, reduce fraud, and make property transactions faster, simpler, and more citizen-friendly across Tamil Nadu.
