CMDA relaxes rules & regulations for construction of multi-storeyed apartments

The Chennai Metropolitan Development Authority (CMDA) has relaxed the rules and regulations to permit construction of multi-storeyed apartments in the approved areas.

The state government has been regularly announcing and implementing various measures in order to encourage the construction of multi-storeyed apartment building as per the demands for the same.

The Depuy Chief Minister had earlier announced in the Legislative Assembly that the construction of multi-storeyed apartment buildings will be allowed in the approved areas. As per this, in order to facilitate going ahead with new constructions, amendments have been carried out in CMDA’s growth regulations especially in the 9th supplemental clause.

Certain lines mentioning that some areas have been marked as not to be allowed for the construction of multi-storeyed apartment buildings mentioned in the list have been removed. The Secretary of the Department of the Urban Housing Development, Krishnan, has released the official Government Order on this.

The experts in the field of urban development observed that a large number of plots were ear-marked and reserved for the lower and middle-income group of the public in the society, facilitating them to construct their own houses.  In these areas, the permission to construct was given to the plots located on the sides of the main roads.

With the above-modified order released as above, the construction of the multi-storeyed apartment buildings will be permitted in the interior roads also as per the laws regarding the road-width. Though this will increase the number of houses, there may be problems for the smaller building constructed in these areas posed by the larger multi-storeyed apartments.

Further, if the public constructs and moves into the new areas without all the basic amenities, this will lead to various problems including the traffic congestions. In case the government has plans for an increased number of constructed houses, the experts opined that the present limit of the floor area which is presently 1.5 may need to be increased.
