Hike in Encumbrance Registration Fee, Tamil Nadu Government

Following the hike in price of milk in TN, the government has now increased the encumbrance registration fee. With the real estate industry already experiencing a slow phase in the business, this increase in cost has become an added burden to the public. There are about 585 registration offices in Tamil Nadu. 

Those who are in need of buying, selling properties and want to know the current status or ownership of the property or mortgage details need to apply for the encumbrance certificate by providing survey number. This encumbrance certificate is very helpful in knowing and preventing fraudulence happening in the real estate industry.  

EC is considered to be one of the imperative documents while dealing with the sale or purchase of a property. Although EC can be applied online, this is not accepted by lawyers and other professionals, as it contains no signature or seal of the registrar.

The fee for EC has been increased from Rs.15/- to Rs.30/- and the annual fee from Rs.5/- to Rs.10/
