State government has increased FSI for commercial buildings now

Just couple of months ago the state government grabbed many eyeballs when it increased the FSI or Floor Space Index for residential complexes from 1.5 to 2.0. The news now is state government has increased this FSI for commercial developments too. It is now said that FSI of commercial properties on the 60 feet road would increase from 2.8 to 4.67 and this would include premium FSI. These buildings must adhere to the development regulations of the CMDA or Chennai Metropolitan Development Authority is known. The term ‘FSI’ refers to the ratio between the area of covered floor to the area of the plot or land on which the building stands.

An order has been issued by the housing and urban development department to effect the revision of FSI for commercial buildings and it included hospitals and IT buildings. It was gathered that FSI for non high rise buildings (structures not exceeding stilt + 5 floors upto 17.25m in height) would have to be raised to 2.0 and the high rise buildings over and above 5 floors could have FSI of 3.25.

In the view FSI for residential developments for non-multi storied building fixed at 2.0, the FSI for non-multi storied developments with dwelling units less than 75 sq m along MRTS alignment would also be amended. This was as per the order. A member secretary of CMDA has sought the department of housing and urban development to increase the FSI for commercial constructions like it was carried out for residential buildings. It is now clear that the latest order is as per the draft proposal made by the member secretary of CMDA.

There are many ecologically sensitive places like Aquifer recharge area, red hills catchment area and coastal regulation zones etc. The important piece of information is the revision in FSI would not be applicable to these above mentioned areas. This was according to the order.
