State Government of Tamil Nadu: Permission to build ONLY if essential facilities available!

The State Government of Tamil Nadu has announced that approval to construct/build to be given only if the essential basic facilities are available in the proposed location!
The State Government of Tamil Nadu has announced that the applicants MUST show the charges for amenities such as drinking water, road, and rain-water drain system, etc., to the local administration.
Apart from the land allocated for the road, the builder must allot 10% space for time-pass/entertainment,1% for the public use, and 0.5% space for the Electricity Board (TANGEDCO). These rules have been prevailing and are followed from the year 2019. However, the Confederation of Real Estate Developers� Association of India (CREDAI), ad appealed to simplify the procedure for simplifying these regulations in the Rules.
The latest above-mentioned announcement is based after considering the CREDAI appeal. In this announcement, it is mentioned that the concerned officials must personally visit the proposed construction site and undertake the thorough inspection. They must check and confirm the allotment of space for road, open space, etc. and submit the related documents to the local administration.
It is mentioned in the related Government Order: �The applicants must also pay for the drinking water, road, and the rain-water drainage facility. Subsequently, only after the physical verification and confirmation of the above, permission might be given to go ahead with the construction!
