Chennai Property Tax Not Hiked: Corporation Commissioner Clarifies

The Greater Chennai Corporation has not increased property tax rates, Chennai Corporation Commissioner Sameeran has clarified. He said that corrections have been made in cases where properties were previously assessed at a lower value, resulting in higher tax amounts for some property owners this year.

The clarification comes after several residents raised concerns over a sharp increase in their Chennai property tax bills compared with the previous year. Some property owners reportedly paid around ₹5,000 last year but have received revised assessments of nearly ₹28,000 this year.

No Fresh Property Tax Hike in Chennai

According to the Corporation Commissioner, there has been no new increase in the property tax rate in Chennai. The higher bills in certain cases are due to corrections in earlier assessments where the property had been undervalued.

Property tax is an important source of revenue for the Greater Chennai Corporation and is collected from residential buildings, commercial properties and vacant land within the city.

How Chennai Property Tax Is Calculated

Property tax is levied on buildings and vacant plots under local bodies such as corporations, municipalities and town panchayats across Tamil Nadu.

The tax assessment takes into account factors including the annual rental value of the building and its usage. Residential, commercial and other types of properties are assessed according to the applicable rules.

As a result, changes to an individual property`s assessment can lead to a significant difference in the amount payable, even when the overall property tax rate has not been increased.

Property Owners Can File an Appeal

Property owners who believe their revised Chennai property tax assessment is incorrect have been given an opportunity to raise objections.

According to the Corporation, those with objections can appeal to the Zonal Deputy Commissioner within 15 days. Property owners can review their assessment details and submit the required documents if they believe the revised tax amount is inaccurate.

The clarification is expected to help address concerns among residents who have noticed a substantial increase in their property tax bills and distinguish between a property tax rate hike and correction of an earlier under-assessment.
