Tamil Nadu Vetri Veedu Scheme 2026-27: ₹3,500 Crore Allocated to Build 70,000 Houses

The Tamil Nadu government has allocated ₹3,500 crore for the construction of 70,000 houses in rural areas during 2026-27 under the first phase of its Vetri Veedu Scheme. The initiative aims to provide permanent concrete houses to economically disadvantaged families currently living in huts and poorly constructed homes across the state.

According to a Government Order issued by Rural Development Secretary Dharmendra Pratap Yadav, eligible beneficiaries will receive financial assistance to construct houses with essential facilities, including a kitchen and reinforced cement concrete (RCC) roofing.

Vetri Veedu Scheme: ₹5 Lakh Housing Assistance

Under the Vetri Veedu Scheme, each eligible family will receive ₹5 lakh to construct a house measuring between 360 and 500 square feet.

Beneficiaries will be responsible for undertaking the construction themselves. Families with insufficient land can also construct houses with both ground and first floors, subject to the scheme`s guidelines.

In addition, beneficiaries who do not have toilet facilities will receive separate financial assistance of ₹12,000 for toilet construction.

Housing Assistance to Be Distributed in Four Instalments

The ₹5 lakh financial assistance will be transferred directly to beneficiaries` bank accounts in four instalments based on construction progress.

The payments will be released at the following stages:

1. Completion of the house foundation.

2. Completion of construction up to window level.

3. Completion of the roofing work.

4. Completion of the entire building.

This payment structure is intended to ensure that financial assistance is provided according to the progress of house construction.

Who Is Eligible for the Vetri Veedu Scheme?

The government will identify beneficiaries using existing lists of houseless families, fresh surveys and a new hut census.

Families living in the following types of houses will be considered for assistance:

- Families living in huts.

- Families residing in mud-walled houses.

- Families living in houses with weak or inadequate roofing.

Applicants must possess a patta or another valid ownership document for the land on which the house will be constructed.

Who Is Not Eligible?

Certain families will be excluded from the Vetri Veedu housing scheme.

These include:

- Families with an annual income exceeding ₹2.5 lakh.

- Families that have already received benefits under government housing schemes.

Priority for Women, Transpersons and Ex-Servicemen

The Tamil Nadu government has announced priority for vulnerable sections of society under the scheme.

Widows, destitute women, transpersons and ex-servicemen will receive priority during beneficiary selection.

The allocation will also follow specific reservation guidelines:

40%: Scheduled Caste (SC) and Scheduled Tribe (ST) beneficiaries.

60%: Other eligible communities.

5%: Persons with disabilities.

5%: District Collector`s discretionary quota.

Bank Loan Facility and Interest Subsidy

Beneficiaries can also access bank loans of up to ₹1 lakh to meet additional house construction expenses.

Those who repay their loans regularly will be eligible for a 3% interest subsidy, subject to the scheme`s conditions. The maximum loan repayment period will be 15 years.

How to Check the Vetri Veedu Scheme Beneficiary List?

The beneficiary list will be displayed at the respective village panchayat offices. Applicants can also check the list through the Tamil Nadu Rural Development Department`s official website.
