Tamil Nadu Online Registration Crosses 1 Lakh Documents in 44 Days

The Tamil Nadu Registration Department has registered 1,00,134 documents in 44 days through its Presenceless Registration system, enabling people to complete eligible property registration procedures online without physically visiting Sub-Registrar offices.

The initiative aims to simplify property registration, reduce paperwork and save time and travel expenses for applicants across Tamil Nadu.

Online Property Registration Made Mandatory

The Presenceless Registration system became mandatory on August 17, 2026, for the first sale of plots and flats. It allows applicants to submit eligible registration documents online from any location and at a convenient time.

According to the Registration Department, the initiative has received a positive response from the public, construction companies and real estate developers.

Following this response, the department extended mandatory use of the system from September 15, 2026, to Deposit of Title Deeds and Receipt Deeds involving banks and financial institutions.

Key Features of Presenceless Registration

The online registration system offers several features designed to make the process more convenient:

Online document submission: Applicants can submit eligible documents without physically visiting Sub-Registrar offices.

Flexible access: Documents can be submitted at convenient times, including outside regular office hours and on holidays, subject to system availability and applicable procedures.

Online payment: Applicants can make payments through the online process.

Draft document verification: Users can review draft documents and make corrections before final submission.

Aadhaar authentication: Aadhaar-based authentication is integrated into the registration process.

Combined submission: Eligible property sale and bank-loan documents can be submitted together.

These features are intended to improve convenience and help applicants complete registration-related procedures more efficiently.

Nearly Five Lakh People Expected to Benefit

Between August 17 and September 30, 2026, the department registered 1,00,134 documents through the Presenceless Registration system.

The department estimated that the initiative had helped nearly five lakh people save time and avoidable expenses associated with conventional registration procedures.

The system also provides a digital process for document submission and verification, helping applicants review their paperwork before completing the required formalities.

System to Be Extended to More Document Categories

T>The Tamil Nadu Registration Department plans to gradually extend Presenceless Registration to additional categories of documents.

Software improvements are also being carried out based on feedback from members of the public, construction companies, banks and financial institutions.

The initiative marks a step towards digital transformation in Tamil Nadu`s property registration services, with an emphasis on convenience, accessibility and streamlined procedures.
