Chennai’s housing market remained strong in the first half of 2026, with apartment sales rising 27% year-on-year to 8,587 units between January and June, according to JLL.

Average residential property prices also increased 13% during the period, supported by improved connectivity, new development corridors and steady buyer confidence.

Homes priced between ₹1 crore and ₹1.5 crore recorded the highest sales share in Chennai. Demand for higher-value properties also grew, with the ₹1.5 crore–₹2 crore segment gaining ground and homes priced between ₹2 crore and ₹5 crore accounting for 18% of transactions.

JLL said infrastructure projects, including the Outer Ring Road and Peripheral Ring Road, are opening up new areas for residential development and supporting housing demand.

Across India’s seven major residential markets, sales increased 3% year-on-year to 1,38,382 units in H1 2026, while new housing supply rose 41% to 48,748 units.

Despite a slight moderation in sales during the second quarter, JLL said Chennai’s residential market continues to benefit from urbanisation, infrastructure development and rising lifestyle aspirations.
