Arumbakkam Metro Station to Get Multi-Storey Commercial Building in Chennai

The Chennai Metro Rail Limited (CMRL) is moving forward with plans to construct a multi-storey commercial building near Arumbakkam Metro Station, as part of its strategy to make better use of Metro station land and increase non-fare revenue.

The proposed Arumbakkam Metro commercial building will be developed on approximately 1,660.34 square metres of land behind the Metro station, close to the existing parking area on 100 Feet Road.

Seven Floors Planned for Commercial and Office Use

According to the project specifications, the proposed building will include a basement, stilt floor and seven upper floors. The stilt floor will feature a four-tier mechanical car-parking system to improve parking capacity within the Metro premises.

The project will also include structural and architectural works, mechanical and electrical systems, plumbing, HVAC, lifts, signage and façade works.

Of the seven upper floors, four floors will be allocated for commercial establishments, including retail shops and food outlets. The remaining three floors will be developed as office spaces.

CMRL Focuses on Transit-Oriented Development

The Arumbakkam project is part of CMRL`s wider Transit-Oriented Development (ToD) strategy. Under this approach, land around Metro stations is being utilised for commercial, office and mixed-use developments.

Such projects are intended to provide commuters with convenient access to shops, restaurants and other services while generating additional revenue for Chennai Metro.

A similar Metro-linked commercial development has already been established at Ekkatuthangal, while projects at other stations are also being pursued.

Fresh Tender Issued for Arumbakkam Project

Official tender records indicate that CMRL subsequently issued a fresh construction tender for the Arumbakkam high-rise project, signalling that the development is continuing to move forward.

Once completed, the project could transform the Arumbakkam Metro premises into a mixed-use commercial destination rather than serving only as a transport interchange.

ToD Projects Planned at Guindy, Broadway and Vadapalani

Similar transit-oriented development projects are also planned at Guindy, Broadway and Vadapalani. These projects form part of CMRL`s broader effort to utilise Metro station land efficiently and develop commercial facilities connected to the expanding Chennai Metro network.

The Arumbakkam Metro Station commercial project is expected to improve parking facilities, create new retail and office spaces and contribute to CMRL`s long-term non-fare revenue strategy.
