Luxury Housing Demand Rising in Chennai; Prices Touch ₹40,000 per Sq. Ft

The demand for luxury homes in Chennai is steadily increasing, with property prices in prime locations reaching up to ₹40,000 per square foot. Real estate experts estimate that more than 8,000 luxury homes will be developed in the city over the next two to three years, reflecting the growing interest in premium housing.

Currently, property prices in areas such as Alwarpet and R.A. Puram range between ₹30,000 and ₹40,000 per sq. ft., while in T. Nagar, Santhome, and Anna Nagar, prices range from ₹20,000 to ₹25,000 per sq. ft. Branded residential projects on Nelson Manickam Road are priced between ₹20,000 and ₹22,000 per sq. ft.

Developers say the rising demand is driven by entrepreneurs, technology professionals, senior executives, and Non-Resident Indians (NRIs) who prefer spacious homes with premium amenities. Buyers are increasingly looking for houses larger than 2,500 square feet, along with facilities such as gymnasiums, swimming pools, EV charging stations, green spaces, clubhouses, and advanced security systems.

With limited land availability in the Central Business District (CBD) areas, new luxury housing projects are gradually expanding towards the southern and western suburbs of Chennai. Several major developers have already launched or planned new projects in areas such as Ashok Nagar and Perungudi, where proximity to office hubs and improved infrastructure are attracting high-end residential developments.

Experts believe the luxury housing segment currently accounts for about 10% of Chennai’s ₹20,000 crore housing market, and this share is expected to grow further as demand for premium lifestyle homes continues to increase.
