You no longer need to visit the sub-registrar office to get duplicate deeds. Tamil Nadu’s Registration Department now provides online access to deeds registered from 1865 to the present, greatly expanding convenience for users.

Duplicate deed copies can be applied for directly by individuals or through licensed document writers. Applicants must keep their Aadhaar number, email ID, and mobile number ready before starting the process.

Approved copies are typically sent via email within 1-2 days, allowing buyers to verify property details quickly and take informed decisions.

Experts recommend obtaining a certified copy especially when original past deeds appear to be deliberately withheld by the seller.

Steps to Get a Duplicate Title Deed Online

1.Register on the Website

- Create an account just like setting up an email ID.

- Provide details such as name, age, address, identity proof, mobile number, and email ID.

2.Login and Navigate to Services

- Go to e-Services > Certified Copy.

- Select Search and Apply for Certified Copy.

3.Enter Document Details

- Choose the type of document (e.g., Property Related Document).

- Provide document number, year of registration, sub-registrar office, and book number.

4.Verify Document Information

- The system will display the document’s details.

- If correct, choose the option to apply online.

5.Provide Personal Details

- Enter your name and mobile number.

6.Pay the Fees Online

- The total fee will include application fee, search fee, copy fee, computer charges, and stamp duty.

7.Download the Certified Copy

- Within 2–3 days, a digitally signed PDF copy will be available.

- Go to Electronic Services > Certitified Copy > Request List to download.

A payment receipt will also be available.
