Permission given for constructing residential buildings up to 10,000 sqft now in Chennai

The latest news is that local bodies can now grant permission for building plans for residential structures up to 10000 sq ft with 8 dwelling units not more than 12m in height that is stilt plus 3 floors or ground floor plus 2 floors above.

Truth is that earlier the local authorities were authorised to give permission for residential buildings up to 7000 sq ft only.

The Director of Town and Country planning has requested the government to issue powers for the local bodies. This took place after a representation was made from the Confederation of Real Estate Developers Association or Credai urging simplification of the planning permission process for small buildings. It also urged to increase the powers of local bodies to grant permission.

A government order or GO has been issued by the Housing and Urban Development department in this regard.

It is important to note that the power to grant permission for commercial buildings has not been changed. Truth is that the local bodies would be able to give permission for commercial buildings with a total built up area of 300 sqm not exceeding 12m in height within Chennai Metropolitan Area while it was up to 2000 sq ft of stilt plus 2 floors or ground plus one floor elsewhere in TN.
