Old registration details in original are mandatory for new property registration

Whenever a registration of an immovable asset is being registered, the ownership of the applicant must be confirmed while issuing the letters pertaining to the authority, change of ownership, gift, settlement arrangement, sales process, mortgage, etc. The registration applicant must submit the earlier ownership records in original in case it is a hereditary property including patta (ownership letter) to the officers in the registration office.

The new officers and staff must also follow this regulation strictly. The officer or office staff has to check the documents thoroughly and should be satisfied with the authenticity of the documents shown before commencing the registration.

In case the original documents of the property under registration have been lost or could not be traced, it must have been registered as a complaint in the police station and the copy of the CSR stating that the original document could not be traced must be handed over to the registration officer. This document must be scanned by the registration officer and kept as a notified document.  

If it is a hereditary property, the documents related to ownership or patta and the receipt of the payment of the property tax, etc., must be attached along with the original ownership document and must be scanned and registered.
