Genuine sales agreement deed

On the 25th day of March, at Chennai – 600027, I, son of the resident at Door No. 72/55, Raja Annamalaipuram, 3rd Main Road, Mr. Arthanari, Mr. A. Vadivelu (myself), aged 33, (Voter ID I. D. No. URT3650011, Cell-phone No. 00000 00000) is selling a plot of land to Mr. P. Vignesh, aged 55, (voter ID I. D. No./URT/77880011, Cell-phone No. 00000 00000), son of Mr. Periannan and residing at Chennai - 600088, Adambakkam, No. 121, Gandhi Nagar in whole-hearted way through this sale deed.

North Chennai district, Red Hills related registration office in Thiruvallur district, Ambattur Circle, under Villivakkam boundary limits, in village Ponnarpatti, as per survey no. 245, in plot No. 6, with 2400 sq ft area, for building a house was bought by me from my own earnings on 24/11/1995 from Mr. Ezhumalai, son of Mr. Ramaswami, under my name and registered in the Red Hills registration Office in `0` book, `000` section, `00 000` pages, in the year 1995 as no. `0000`. It has been registered under my name as a separate `Patta`. I have been paying all the taxes and dues as levied by the government without any interference from anyone and have been enjoying this possession.

I have decided to sell the above property owned and kept by me to sell it due to some urgent personal financial problems in order to settle some debts and also to meet some urgent family expenses at a price of Rs. 12,02,400/- (Rupees Twelve Lakhs and Two Thousand and Four Hundred only) and received this amount and hence, I have handed over this property in full to the above person, Mr. Vignesh.

Hence, from today onwards, the property detailed above will be yours for your generations of sons, fathers & grandfathers with full liberty and responsibility. They will have to pay all the property taxes on their own. They have the rights to transfer the titles of this property on their own expense while continuing to enjoy the property without any tension/disturbance in the future.

While transferring this property, it is assured that this does not bind to any related issues such as giving it away, mortgaging, advances, advance agreements, will, settlement court or collateral security, minor transactions, claims made through unregistered documents, property `Japthi`, property Jameen, unsettle government loans, bank loans or loans take from private parties, rights of heirs on this property, civil and criminal cases, any government rules & regulations on land, etc. If anything on these fronts occurs, I promise to undertake the responsibility to take necessary actions to settle the same.

From henceforth, I promise that I or my heirs will not have any rights for any claims on this property. I have paid all the government property taxes and dues on this property. I have handed over all the original and duplicates of the property-related documents.

If any amendments or corrections are to be carried out in this agreement document, I am ready to come to the office of registration when you undertake the responsibility for all expenses and related actions to carry out the required corrections.

This document is signed by me in all my mentally & physically good state.
